My dad purchased a building approximately 20 years ago and he put a dry cleaning supplier in the building.
The dry cleaning supplier eventually closed down and then the building was empty for quite some time.
When my dad passed away, I inherited the building and all of the problems on top of that. I actually knew that the building could receive currency if I made all the needed repairs. One of the greatest repairs that needed to be made was to the roof. The roof was sagging in various spots. If a crow or other type of large bird would have landed on top of the roof, it could have collapsed. The entire roof of the building needed to be replaced and I didn’t have the kind of currency to make those repairs. I contacted various commercial roofing suppliers in the county. I spoke with all kinds of people and I finally found a commercial roofing supplier that would set me up with a payment plan. I had to give the guy $10,000 down and I had to let him put a deed on our property also. Then he allowed me to make payments on the rest of the amount due for the commercial roofing repairs and replacements. The before and after pictures of the roof are pretty stunning. It looks something like day and evening. If I had not seen the top of the building myself, there is no way that I ever would have believed the results. It’s not especially easy making the costly payments for the roofing repairs every month, however I’m going to get a tenant into that section legitimately soon and that will help substantially.
